How to get approval to train with a personal trainer in the residents’ gym. Because a trainer is paid, the by-laws require the strata company’s written consent first.
Why approval is needed: Under Conduct By-law 48.7(l) of the scheme by-laws (SP 67688), “no person may, for profit, teach, coach or train any other person in the Recreational Facilities without receiving the prior written consent of the strata company.” The gym is a Recreational Facility, so a paid personal trainer needs the Council of Owners’ written consent before sessions start. Training yourself, or with a friend who isn’t being paid, doesn’t need approval.
On the building portal (mybuildings.com) go to Online Forms → Request for Council Approval, or simply email the building manager using the message below.
Trainer’s name and business, their public liability insurance, the days and times you’d train, how many people, and confirmation you’ll follow the gym rules.
The Council of Owners considers the request and replies in writing. Don’t begin paid sessions until consent is given – that’s the part the by-law requires.
Dear Building Manager,
Re: Request for consent to train with a personal trainer in the gym – Apartment [APT NUMBER].
I am a resident of the above lot and my facilities levies are up to date. Under By-law 48.7(l) I am seeking the strata company’s written consent to train with a paid personal trainer in the residents’ gym.
Details of the proposed arrangement:
• Trainer / business: [TRAINER NAME & BUSINESS]
• Public liability insurance: [INSURER & POLICY NO. / attached]
• Proposed days and times: [e.g. Tuesday & Thursday, 10–11am]
• Number of people training: [e.g. just me]
The trainer and I will follow the gym rules at all times – equipment cleaned and re-racked after use, no exclusive use of the space, and no interference with other residents’ use of the facilities.
I understand sessions must not commence until the strata company’s written consent is given. Please let me know if you need anything further to consider this request.
Kind regards,
