Request consent for renovations or works

Most alterations to your lot need the strata company’s consent before you start. Here’s what the by-laws require and how to lodge the request.

Why consent is needed: under Governance By-law 20, an owner must not start structural alterations, installations or building works until they have the local authority approvals, have given the strata company at least 30 days’ written notice with plans and specifications, and have provided an indemnity. New hard flooring has its own rule (By-law 33): you need an acoustic report from a qualified engineer showing it meets the Building Code. Work hours are limited – weekdays 7:30am–5:30pm, Saturday 8am–2pm, and nothing on Sundays.

Choose the right form

On mybuildings.com → Online Forms, use Request for Council Approval for general alterations, or Request to Install Hard Flooring for flooring (acoustic report mandatory).

Attach your documents

Description of works, plans, contractor and insurance details, local authority permits, and the acoustic report if flooring is involved.

Wait for written approval before starting

Don’t begin until the council has approved. Starting without consent can mean orders to undo the work and a dispute at the State Administrative Tribunal.
